Dear Anon,
1. No usually, the garage should be left out as it is not a `living' space.
2. If the house has separate owners, it is best that it can be differentiated. And readings can be taken for each apartment.
For the shape of the house, one can treat it as a whole apartment when doing the Shapes and Form analysis.
One can thus do an environmental scanning for the landscape, the site and the home.
